Roof insurance claim FAQs

Does homeowners insurance cover storm damage to a roof in California?

Most California homeowners policies cover sudden damage from wind, hail, and falling debris, including resulting water intrusion. What is generally not covered is gradual wear, deferred maintenance, or a roof that was already at the end of its service life. The faster you document the storm event and open a claim, the easier it is to show the damage was sudden rather than long-term.

How long do I have to file a roof insurance claim after a storm?

Policies require prompt notice, and California law generally gives you at least one year from the date of loss to file, but waiting is risky. Adjusters compare your report date to recorded weather events, and any damage that spreads after the storm can be excluded as failure to mitigate. Report within 24 to 72 hours whenever possible.

Should I get a roofing inspection before the insurance adjuster comes out?

Yes. An independent inspection gives you drone photos, moisture readings, and a line-item estimate before the adjuster sets the scope. Homeowners who arrive at the adjuster meeting with their own documentation almost always end up with a more complete scope than those who accept the first offer.

What is the difference between replacement cost and actual cash value on a roof?

Replacement cost value pays what it costs to install a new roof today, usually in two checks: the depreciated amount up front and the recoverable depreciation after the work is finished. Actual cash value pays the depreciated value only, so an older roof can settle for far less than the replacement price. Your declarations page states which one applies.

Will filing a storm damage claim raise my insurance premium?

Weather-related claims are typically treated differently from liability or repeated-loss claims, and a single storm event is often filed as a catastrophe loss for the region. Rates are set by the carrier, so ask your agent directly. Leaving real storm damage unrepaired usually costs more, because the next inspection or renewal can flag the roof as uninsurable.

What if my insurance company denies or underpays my roof claim?

Request the written denial or scope sheet, then submit a supplement with your contractor's line-item estimate, dated photos, moisture readings, and code requirements. Most underpayments are missing line items rather than outright denials. If the carrier still disagrees, you can request a re-inspection, an appraisal, or file a complaint with the California Department of Insurance.

Can my roofer negotiate with my insurance adjuster for me?

A licensed contractor can meet the adjuster on site, document damage, provide a line-item estimate, and answer technical scope questions. In California only a licensed public adjuster or attorney can negotiate the claim itself on your behalf, so we handle the roofing evidence and let you make the claim decisions.

Do I have to use the contractor my insurance company recommends?

No. You choose your own licensed roofing contractor. Preferred-vendor programs are a convenience, not a requirement, and you are entitled to a contractor whose scope, materials, and warranty you are comfortable with.
