Flat Roof Repair
4 common questions
How much does flat roof repair cost in San Diego?
Most flat roof repairs in San Diego run from a few hundred dollars for a seam reseal or scupper fix to several thousand for larger membrane sections. Because every flat roof is different, we inspect it first and give you a fixed-price quote at no cost — call (424) 777-1619 or request a free estimate online.
Can my flat roof be repaired, or does it need replacing?
If the damage is limited to seams, flashing, scuppers, drains or a few blisters, a repair or recoat usually adds years of life. When the membrane is brittle, saturated or leaking in many places, replacement is the better long-term investment. Our free inspection tells you exactly which situation you're in — no pressure, no upsell.
What flat roofing systems do you work on?
We service and install TPO and PVC single-ply membranes, torch down (modified bitumen), cap sheet, and built-up flat roofs on homes, apartments and commercial buildings — including jobs over 150 units. We also handle parapet coping metal, scupper and drain flashing, and vent penetration detailing.
Why does my flat roof pond water, and is that a problem?
Standing water is common on older San Diego flat roofs where the slope or drains have settled. Occasional shallow ponding that dries within a day or two is usually tolerable, but water that sits longer breaks down seams and coatings and eventually leaks. We can correct drainage, add scuppers or crickets, and recoat low areas.
Tile Roofing
4 common questions
My tile roof is leaking — do I need new tile?
Usually not. Most tile roof leaks come from the underlayment beneath the tiles wearing out, not the tiles themselves. If your tiles are in good shape, a lift-and-relay — we lift the tiles, replace the underlayment and flashings, and relay your existing tile — restores the roof at a fraction of a full replacement.
Can you match my existing clay or concrete tile?
In most cases, yes. We source matching clay, concrete and specialty tile for repairs, and we salvage and reuse your existing tile wherever possible. For discontinued profiles we find the closest manufactured match or a reclaimed tile that blends with your roof.
Is it safe to walk on a tile roof?
Clay and concrete tile crack under foot traffic if you don't know where to step. That's why homeowners should stay off tile roofs and call a professional. Our crews use pad systems and walk the correct tile courses so we never damage your roof while working on it.
How long does a tile roof last in San Diego's climate?
Tile itself can last 50 years or more, but the underlayment beneath it typically needs replacing every 25 to 40 years — sooner on sun-baked exposures. San Diego's UV and coastal air are the main factors. A lift-and-relay with a premium underlayment resets that clock.
Emergency Repairs
4 common questions
Do you offer 24/7 emergency roof repair in San Diego?
Yes. We respond around the clock for active leaks, storm and wind damage, fallen branches, and emergency tarping across San Diego County. Call (424) 777-1619 any time — nights, weekends and holidays included.
What should I do while I wait for the roofer to arrive?
Move valuables away from the leak, place buckets under drips, and avoid your attic near wet electrical fixtures or wiring. If water is near a light fixture or outlet, switch off that circuit at the breaker. Don't climb onto the roof yourself — wet tiles and shingles are dangerous.
Will my insurance cover emergency roof repair?
Often yes, especially for storm, wind and hail damage. Document the damage with photos before temporary repairs, keep receipts, and don't delay — insurers expect reasonable steps to prevent further damage. Our free inspection produces insurance-claim-ready reports, and our damage checklists walk you through the process step by step.
How quickly can you stop a leak?
For emergencies we prioritize containment first — tarping, temporary sealing and drainage — usually the same day you call. Permanent repair follows once the roof is dry and we've documented the damage. You get a fixed price for the permanent work before we start.
