San Diego Roof Repair Tips

    Inspect before the rainy season

    San Diego gets most of its rain November through March. Check your roof each fall for cracked tiles, lifted shingles and clogged gutters so a small issue doesn't become a ceiling stain.

    Trace leaks from the attic

    Water travels along rafters before it drips. Use a flashlight in the attic after rain and look for dark wood, wet insulation or daylight near vents, chimneys and skylights.

    Don't walk on tile roofs

    Clay and concrete tile crack under foot traffic. Most tile leaks come from worn underlayment beneath the tiles, which usually calls for a lift-and-relay rather than swapping tiles.

    Re-seal flashing and penetrations

    Sun and coastal salt air dry out sealant around pipes, vents and chimneys. Cracked boots and flashing are the most common cause of San Diego roof leaks.

    Secure loose shingles before Santa Ana winds

    Dry offshore winds peel up shingle edges. Re-seat or replace any loose or curled shingles before wind season to prevent blow-offs.

    Keep gutters and flat-roof drains clear

    Leaves and debris back water up under roof edges and pond on flat roofs. Clear gutters, scuppers and drains at least twice a year.

    Watch for UV damage

    Strong sun breaks down shingles, flat-roof coatings and underlayment. Granule loss, blistering or chalky coatings mean it's time for repair or a recoat.

    Know when repair isn't enough

    If your roof is 20+ years old, leaks in several places, or has widespread damage, replacement often costs less over time than repeated repairs.
