The roof now carries a new 30-year underlayment system beneath tile that still has decades of service life, at roughly 60% of what full tile replacement would have cost. Both stain locations were dry through the following winter, and the homeowner received a written workmanship warranty covering the underlayment and every flashing detail.
The leak was traced to the flashing detail rather than the masonry, which meant a one-day repair instead of a chimney rebuild or a premature roof replacement. The chase was dry through the remainder of the rainy season and the repair carries a written workmanship warranty.
The homeowner got a new roof with a 50-year manufacturer warranty in place before the array went up, avoiding a future solar detach and reset. Improved ridge and intake ventilation lowered measured attic temperature, and the fixed-price proposal closed with zero change orders.
Both tenant leaks stopped, standing water cleared within hours of rain rather than sitting for days, and the coating system carries a manufacturer warranty. The building avoided a full tear-off, and the reflective surface lowered rooftop temperature and HVAC load through the summer.
