You do not need to diagnose a roof leak before calling a roofer. Clear photos and a short history help the inspection begin in the right place. Take photos only from a safe, accessible location; leave roof access, electrical hazards and unstable ceilings to qualified professionals.
Photograph the symptom, not just the roof
Capture the affected room, a closer view of the stain or drip, and any safely visible exterior damage. Note when the leak started and whether it appeared during rain, after wind or at another time. Water can travel before appearing indoors, so a ceiling stain does not identify the entry point on its own.
Share the roof's history
- Roof type and approximate installation date, if you know them.
- Previous repairs and whether the same area has leaked again.
- Solar, skylight or rooftop equipment work that may affect access.
- Existing warranties, inspection reports and permit records.
Explain access and scheduling
Give the property address, a reliable contact number and any gate or parking arrangements. For rented or managed properties, identify who can authorize work. Do not post private access codes in a public review.
Ask for evidence before deciding on repair or replacement
Request inspection photos and a written explanation of the proposed scope. A local flashing problem and widespread underlayment failure require different solutions; the roof's visible appearance alone is not enough to choose.
