Coastal and Inland San Diego Roofing: Questions to Ask by City
A roof proposal should describe the actual property, not simply repeat a city keyword. Compare the covering, flashing, drainage, underlayment and any structural work separately. The same roof type can need a different repair depending on exposure and condition.
Carlsbad, Oceanside and La Jolla: ask about exposure
For a property exposed to marine air, ask the installer to identify the specified flashing and fasteners and confirm the manufacturer's suitability and warranty conditions for that location. Do not assume a general material warranty covers every coastal exposure.

San Marcos: separate tile condition from waterproofing
If you have a tile roof, ask whether the problem is a broken tile, flashing or the underlayment beneath it. Ask how reusable tile will be handled and how any concealed decking repairs will be priced. Check association requirements rather than assuming every like-for-like project is automatically approved.

Escondido: describe the actual flat-roof system
A flat-roof quote should identify the existing assembly, drainage, penetrations and proposed replacement system. Modified bitumen and TPO are not interchangeable descriptions. Ask what preparation and flashing details are included, and whether the permit pathway is residential or commercial.

Every city: check the permit authority before work
The property address determines the permitting authority: an unincorporated San Diego County property follows County rules, not the nearby city's rules. HOA architectural approval is separate and applies only when your association requires it. Coastal, historic and wildfire-area restrictions are checked where applicable; a roof replacement does not automatically require a coastal permit.
