About Our TPO Commercial Roofing Service
TPO (Thermoplastic Polyolefin) is the fastest-growing commercial roofing system in North America — and for good reason. Its heat-welded seams create a monolithic waterproof membrane, its bright-white surface reflects heat and reduces cooling costs by up to 25%, and its lifecycle typically runs 20–30 years with proper installation. We install TPO for property managers, HOAs, retail centers, industrial buildings, and multi-family properties across San Diego.
Best For
Commercial buildings, retail centers, industrial warehouses, HOA-managed multifamily, apartment complexes over 150 units, and any flat or low-slope commercial roof.
Our Process
Commercial projects start with a full moisture survey (infrared or capacitance depending on scale), core cuts to verify existing assembly, and a formal specification package. We coordinate with property managers on staging, tenant notifications, and after-hours work when required.
Warranty
Manufacturer warranties from 15 to 30 years depending on membrane thickness and system class, plus our workmanship warranty.
Frequently Asked Questions
How long does a TPO roof last?
Properly installed 60 mil TPO typically lasts 20–25 years; 80 mil systems can exceed 30 years. Longevity depends heavily on installation quality — heat-weld temperatures, seam pressure, and detailing.
Is TPO better than PVC?
Both are excellent single-ply systems. TPO is more cost-effective and slightly more flexible; PVC has better chemical resistance and is preferred for restaurants and buildings with grease exhaust. We install both and recommend based on application.
Do you handle large commercial projects?
Yes — we regularly handle commercial and multi-family projects of 150+ units. See our commercial page for details on large-scale project management.
