Re-Roofing in San Diego County
Complete tear-off and roof replacement done by our own crews — architectural shingle, tile lift and relay, standing seam metal, and torch-down or TPO low-slope systems. Permits, solar removal, and written warranties included in every re-roof.
Re-roof systems we install
Architectural shingle re-roof
Full tear-off to the deck, decking repair, synthetic underlayment, new valley metal, pipe and wall flashings, ridge venting, and Class A architectural shingles. 2–4 working days on most San Diego homes.
Tile re-roof & lift and relay
We lift and stack your existing concrete or clay tile, rebuild the waterproofing layer underneath, then relay the tile — the most cost-effective way to reset a San Diego tile roof's service life.
Flat & low-slope re-roof
Polyglass torch-down, self-adhered SA underlayment, or TPO single-ply over new plywood and polyiso insulation for decks, additions, and commercial low-slope sections.

City inspection, full cleanup, photo documentation, and warranty registration handed to you in writing.
Signs it's time to re-roof, not repair
- Roof is 20+ years old (shingle) or underlayment is past 25 years (tile)
- Repeat leaks in multiple areas, not just one flashing
- Granule loss, curling, cupping, or bald shingle patches
- Cracked or slipping tile with visible felt underneath
- Sagging rooflines or soft spots underfoot
- Rising energy bills from a hot, poorly ventilated attic
- Selling or refinancing and the roof failed inspection
- Storm or wind damage across whole slopes
Not sure which you need? A free evaluation gives you both options in writing — repair scope and full re-roof price — so you can decide with real numbers.
Re-roofing questions, answered
How much does a re-roof cost in San Diego?
Most single-family shingle re-roofs in San Diego County run roughly $9,000–$22,000 depending on square footage, pitch, layers to remove, and decking condition. Tile lift and relay typically runs $7,000–$18,000, and flat/low-slope systems are priced per square. You get a written line-item price after your free inspection — never a phone guess.
How long does a re-roof take?
A typical San Diego shingle re-roof is 2–4 working days. Tile lift and relay runs 4–7 days, full tile replacement 5–10 days, and low-slope torch-down or TPO 2–5 days depending on size and insulation work.
Do I need a permit to re-roof my house?
Yes. Every tear-off re-roof in the City and County of San Diego requires a permit and a final inspection. We pull the permit, schedule the inspection, and handle Title 24 cool-roof documentation as part of the job.
Can you re-roof around my solar panels?
Yes. We remove the array and rails, complete the re-roof, then reinstall and re-seal every penetration. This is one of our most common San Diego projects and it's quoted as part of your price.
Do you replace the plywood decking?
Only where it's needed. After tear-off we walk the bare deck, photograph any dry rot, termite damage, or delamination, and replace those sheets. Older homes with skip sheathing under tile often need full re-sheathing, which we quote before work starts.
What warranty comes with a re-roof?
You receive the manufacturer's material warranty — up to 50 years and enhanced system warranties as a factory-certified installer — plus our own workmanship warranty in writing. Optional Bear Protection Plan maintenance keeps the warranty active.
