Repair or Replace? How We Decide on Your Roof

The most common question I hear is: “Do I really need a new roof?” Often the answer is no. Here's how we decide.
Age and material
Asphalt shingles typically last 20–30 years here, tile underlayment around 20–30 years, and flat-roof coatings need attention every several years. Age alone doesn't decide it, but it sets expectations.
How widespread the damage is
One leak around a vent is a repair. Leaks in several areas, widespread granule loss or soft decking usually point to replacement.
The cost over the next five years
If you'd likely pay for several repairs in the next few years, a replacement often costs less overall — and comes with a new warranty.
We show you the evidence
